Introducing Split Suggestions
Split Suggestions provide a helpful starting point when creating split transactions in CLARIFYProperty. Our first suggestion proposes letting agent fees alongside rental income, reducing repetitive data entry while keeping you fully in control.
One of the challenges property investors face is that bank transactions don’t always tell the full story.
A single transaction can often represent multiple financial events. Perhaps a payment relates to more than one property, or perhaps part of the transaction belongs in a different category altogether.
Until now, creating these split transactions in CLARIFYProperty meant starting from scratch. Powerful, but sometimes a little repetitive.
That’s why we’ve introduced Split Suggestions.
A helping hand, not automation
The goal of Split Suggestions isn’t to automate categorising transactions or make decisions on your behalf.
Instead, it provides a sensible starting point that you can review, edit, or ignore completely.
When CLARIFYProperty recognises a situation where a split transaction may be appropriate, it can now suggest a draft structure for you to work from, reducing the amount of manual setup required.
Nothing is applied automatically and you’re always in control of how the transaction is recorded.
Our first suggestion: Letting Agent Fees
We’ve started with a very specific use case that many property investors encounter regularly.
When recording rental income, CLARIFYProperty can now suggest a corresponding letting agent fee line as part of a split transaction.
Rather than manually creating both sides of the split, you’ll be presented with a draft structure that can be adjusted to match the actual figures.
It’s a small feature, but one that removes a surprisingly common piece of repetitive data entry.
Why start small?
We deliberately chose to begin with a single, focused suggestion rather than trying to cover every possible transaction type.
One of the advantages of building CLARIFYProperty alongside its users is that we can observe how real investors work and introduce features that solve genuine problems rather than hypothetical ones.
As we learn more about user workflows, we’ll continue adding additional suggestions where they provide clear value.
Looking ahead
Split Suggestions is the first step towards making transaction management faster without sacrificing accuracy or control.
For now, the focus is on helping users get started more quickly when creating split transactions. Over time, we expect the range of available suggestions to grow as we gain a better understanding of the patterns that occur most frequently in day-to-day property finance management.
